Co-ownership accounting follows precise rules — chart of accounts, separation of funds, traceability of entries. RM Syndic handles the administrative and accounting management of your ACP in Brussels, using specialised software compliant with Belgian law.

  • Opening and monitoring of the association's accounts: working capital, reserve fund, common and private charge accounts.
  • Provisional budget prepared and updated in consultation with the co-ownership council, based on recurring charges and approved works.
  • Recording and classification of supplier invoices, with allocation by charge type and by unit or ownership quota, according to the co-ownership regulations.

Co-ownership money is not an abstraction: it is your co-owners' charges. We organise calls for funds and monitor payments with the same standards as a professional bank account.

  • Calls for funds issued within deadlines agreed with the council — budget provision, approved works, regularisations — with a clear breakdown per co-owner and per unit.
  • Monitoring of receipts and reminders in case of non-payment, in compliance with legal procedures and co-ownership regulations.
  • Payment of suppliers and service providers for the building, after invoice validation and within budget limits or GM decisions.
  • Cash management: account balances, cash flow forecasts, alert in case of strain — to avoid surprises at year-end.

Annual accounts and charge statements everyone can read

The annual charge statement is often the most awaited — and least understood — document. Our goal: accurate accounts, presented clearly, ready for approval at the general meeting.

  • Closing of the financial year and preparation of the ACP's annual accounts, in compliance with Civil Code obligations and professional practice in Belgium.
  • Individual charge statement per co-owner: allocation of common and private charges, share according to ownership quotas, regularisation against provisions called.
  • Explanatory annexes: breakdown by charge item (maintenance, insurance, common energy, syndic fees…), so every line of the statement makes sense.
  • Preparation of the financial agenda for the GM: approval of accounts, allocation of result, vote on the budget for the following year.
  • History preserved: previous years remain available — useful in case of sale, dispute or change of syndic.
